Typically, our customers are property owners who:
- Need a speedy transaction, due to a sudden change in life circumstances or financial condition, such as a loss of income or increasing tax liabilities

How does it work?
Once you fill out the form, or have a short conversation with us on the phone, we review and research your property to analyze its value. We will then send someone to view the property, typically by the following day. We will make you an offer within 24 hours after the property is reviewed.
Once you make me an offer, am I obligated in any way?
No, there is no obligation. We make an offer, and you are free to accept or reject it. If you reject it, there is nothing more you need to do.
Will you buy a house with renters living in it?
Yes. We will take over the responsibilities of managing rental property.
Do you pay market value?
We will offer you a fair price for your property, but if it is a distressed property, any offer you receive will discounted from the retail value of your house if it was in good condition. Since we pay cash, and will do a very fast transaction, the value you receive can be greater that what you would get if you invested money and time in “fixing up” the property to sell it, especially if the cash for the repairs is not available.
How do you determine the offer price?
We consider the following factors:
- Current condition of the property
- Cost of any required repairs
- Time required for repairs
- Value of similar houses in your area, in good condition
- Cost to market and sell the propery
- Insurance, utilities, taxes, etc.
- Other factors, depending on circumstances
Are there any “hidden” fees?
No. You get cash. You pay no fees.
What is a “distressed” house?
A “distressed” house typically refers to a house that is in need of extensive repairs before any agent would list the house, thus requiring the owner to spend money to even be able to sell the property.
